Managing rental properties doesn’t have to be complicated. Kamaru is designed to make property management simple, efficient, and stress-free. Whether you’re managing a single apartment or dozens of properties, this guide will help you get started.

What is Kamaru?

Kamaru is a free property management app that helps landlords and property managers organize their properties, track tenants, and manage leases—all from their mobile device. With AI-powered features like ID scanning and real-time sync across devices, Kamaru saves you time and reduces manual data entry.

Setting up your account

Getting started with Kamaru is quick and easy:

  1. Download the app from the App Store or Google Play
  2. Sign in with your Google or Apple account
  3. Add your first property by tapping the + button
  4. Start managing your properties right away

No credit card required. No complex setup. Just download and go.

Adding your first property

Once you’ve created your account, adding a property is straightforward:

  1. Tap the “Add Property” button
  2. Enter basic details like property name and address
  3. Optionally add photos to help you identify the property
  4. Save your property

Kamaru supports all types of properties: houses, apartments, boarding houses (kos), shop houses (ruko), villas, and more.

Adding rooms (optional)

If you rent out individual rooms within a property (like a boarding house), you can add rooms to each property:

  1. Open your property
  2. Tap “Add Room”
  3. Enter room details (room number, floor, price)
  4. Save the room

Each room can have its own pricing, status, and tenant information.

Adding tenants with AI

One of Kamaru’s most powerful features is AI-powered ID scanning. Instead of manually typing all your tenant’s information, you can:

  1. Tap “Add Person”
  2. Choose “Scan ID”
  3. Take a photo of their ID card (KTP, SIM, or Passport)
  4. Watch as Kamaru automatically fills in their details
  5. Review and correct any information if needed
  6. Save the tenant

This feature works with Indonesian ID cards (KTP), driver’s licenses (SIM), and international passports.

Creating leases

To record a rental agreement:

  1. Create or select a tenant
  2. Select the property or room they’re renting
  3. Enter lease details (check-in date, rent amount, duration)
  4. Save the lease

Kamaru will automatically track active leases and show you which properties and rooms are occupied.

Tips for success

Here are some tips to get the most out of Kamaru:

  • Take photos: Add photos of your properties, rooms, and tenant IDs for easy reference
  • Keep data current: Update tenant information and lease status regularly
  • Use consistent naming: Name your properties and rooms consistently for easier organization
